Commercial Real Estate North of Boston
Burgess Properties has brokered industrial, office, medical office, and retail property north and west of Boston for decades. It is a compact territory - the inner-north cities we work in every day, the Route 128 and I-93 corridors that ring them, and the North Shore beyond - and that is the point. We know the buildings, we know who owns them, and we usually know what the last comparable one traded for.
Pick the market you are working in. Each page covers the corridors, the kind of inventory that turns over there, and the deals we have closed on those streets.
Focus Markets
Malden, Chelsea, Everett, and Medford carry most of our closed work, and we broker regularly across the inner-north suburbs, the Route 128 and I-93 corridors, and the North Shore. Open a region, or use the map above.
Core Markets
Malden · Chelsea · Everett · Medford · Charlestown
Malden, MA Commercial Real Estate
Our own office is at 40 Eastern Avenue, a few minutes from the industrial corridor we lease most often. Malden pairs Orange Line access at Malden Center with rents well below the Boston core, which keeps demand steady across the Commercial Street and Eastern Avenue warehouses, the downtown office and retail blocks, and the medical office space serving the neighborhoods around them. See Malden corridors and closed deals.
Chelsea, MA Commercial Real Estate
Last-mile industrial, and not much of it. Chelsea sits across the Mystic River from Boston with Logan Airport and the Tobin Bridge minutes away, so warehouse and distribution space on Griffin Way, Beacham Street, Eastern Avenue, and Second Street rarely stays available long. We sold 3-7 Griffin Way to Bain Capital/Oliver Street Capital for $10,050,000 and have transacted repeatedly on the blocks around it. See Chelsea industrial deals.
Everett, MA Commercial Real Estate
Everett has changed faster than anywhere else we work. Encore Boston Harbor started the reinvestment, the Commercial Triangle rezoning is still moving industrial blocks toward mixed use, and the warehouse stock that remains is among the most contested in the region. We represented the landlord on Amazon's 96,000 SF lease at 201 Beacham Street and brokered transactions at the 22-acre Rivergreen Business Park. See Everett warehouse and land deals.
Medford, MA Commercial Real Estate
Commercial property in Medford follows I-93 and the Fellsway, with Wellington station and Station Landing anchoring office and retail, and the Mystic Avenue corridor holding most of the industrial and automotive inventory. We sold 970 Fellsway - 287,000 SF - to The Davis Companies for $25,000,000, and have leased space in that building to the MBTA and Boston University. See Medford transactions.
Charlestown, MA
Burgess Properties is headquartered at 529 Main Street in Charlestown, on Boston's inner harbor between the Mystic and the Charles. Sullivan Square and the Rutherford Avenue corridor hold the neighborhood's remaining industrial and flex stock, minutes from downtown and the Tobin. We represented the landlord on BlueBikes' 28,750 SF warehouse lease at 18 Dorrance Street, and we currently offer the same building for sale or lease.
Inner Core
Cambridge · Somerville · Watertown · Arlington · Belmont · Waltham
Cambridge, MA
The deepest lab and office market in New England, anchored by Kendall Square and MIT. Alewife, East Cambridge, and the Fresh Pond and Cambridgeport edges hold the flex, R&D, and service-commercial space that supports it, and a permanently constrained supply keeps pricing at the top of the region.
Somerville, MA
A transit-rich market that densified around the Green Line Extension. Assembly Square, Inner Belt/Brickbottom, and Union Square carry the lab, office, and mixed-use development, while Davis, Ball, and Magoun squares hold the neighborhood retail. The remaining Inner Belt industrial stock is some of the last close-in flex space of its kind.
Watertown, MA
The Arsenal Street corridor turned a former federal arsenal into Arsenal Yards retail and a run of lab and office buildings. Pleasant Street along the Charles holds the remaining flex and light industrial, and Coolidge and Watertown Squares carry the neighborhood retail.
Arlington, MA
A neighborhood retail and small-office market. Massachusetts Avenue runs the length of the town from Alewife to Arlington Heights and carries nearly all of it - storefront retail, restaurants, and professional and medical office above them - with a small amount of light industrial off Broadway near the Somerville line.
Belmont, MA
A residential town wedged between Cambridge, Arlington, and the Route 128 corridor, with its commercial base concentrated in three squares - Belmont Center, Cushing Square, and Waverley Square - carrying storefront retail, restaurants, and professional and medical office along Leonard Street and Trapelo Road.
Waltham, MA
One of the largest suburban office and lab concentrations on Route 128, along Totten Pond Road, Third Avenue, and the Prospect Hill and Bear Hill campuses. Moody and Main Streets carry a dense restaurant and retail district, and flex and light industrial product remains on the Watertown and Newton edges.
Mystic Valley
Winchester · Melrose · Stoneham
Winchester, MA
A small, tightly held market. The town center around Main Street and the commuter rail station holds most of the retail and professional office, Winchester Hospital drives steady medical office demand nearby, and what little industrial exists sits along Swanton Street toward the Woburn line.
Melrose, MA
Runs on its Main Street corridor - storefront retail, restaurants, and second-floor professional office from Melrose Highlands down to Cedar Park. MelroseWakefield Hospital anchors the medical office demand, and three commuter rail stops keep the downtown busy.
Stoneham, MA
Sits at the junction of Route 128 and I-93, with Main Street running south into Melrose. Redstone Shopping Center and the Main Street corridor carry the retail, and the office, medical, and flex inventory clusters near the highway interchanges.
Route 128 North
Lexington · Burlington · Woburn · Reading · Wakefield · Lynnfield
Lexington, MA
Hartwell Avenue and the Route 128 frontage hold an established lab and R&D cluster, with additional office along Spring Street and Concord Avenue at the Waltham line. Lexington Center is a small, high-rent retail district, and zoning keeps new commercial supply concentrated in those corridors.
Burlington, MA
A lot of commercial in a small footprint at the Route 128 and Route 3 interchange: the Burlington Mall and Wayside Commons for retail, the Third Avenue district for mixed use, and the Network Drive and South Avenue campuses for office and lab. Few suburban markets north of Boston put that much office, hotel, and restaurant density in one place.
Woburn, MA
Where I-93 and Route 128 cross, which is why it holds more industrial and flex square footage than anywhere else nearby. TradeCenter 128 and the Washington Street, Olympia Avenue, and Presidential Way corridors carry the office and industrial; Commerce Way and Mishawum Road hold the retail, and Anderson Regional Transportation Center adds rail and bus access.
Reading, MA
The commercial base concentrates at the Route 128 and Route 28 interchange, where Walkers Brook Drive holds the large-format retail. Downtown Reading around Haven and Main Streets carries the storefront retail and professional office, with modest industrial off Ash Street and General Way.
Wakefield, MA
Office inventory runs along Audubon Road and Quannapowitt Parkway at Route 128, including the Edgewater campus at the north end of Lake Quannapowitt. Main Street through the town center holds the retail and small professional office, with scattered industrial along Salem and New Salem Streets.
Lynnfield, MA
Defined by MarketStreet Lynnfield, the open-air retail and restaurant center at Route 128 and Salem Street. Beyond it sits a limited amount of office and professional space near the highway; the rest of the town is residential, which keeps competing supply thin.
I-93 and Route 3 Corridor
Wilmington · North Reading · Billerica
Wilmington, MA
A distribution and manufacturing town. Ballardvale Street, Upton Drive, and Eames Street near the I-93 and Route 129 interchange hold large-floorplate warehouse, flex, and R&D buildings, and Main Street (Route 38) carries the retail and service commercial.
North Reading, MA
The commercial spine is Main Street (Route 28) between the Reading and Andover lines, with the Route 62 and Concord Street crossings holding the retail and service commercial. The Riverpark Drive corporate campus at the I-93 edge is the town's largest single block of office and R&D space.
Billerica, MA
A deep industrial and R&D base along Route 129 and the Middlesex Turnpike, feeding the Route 3 and Route 128 interchanges in Burlington. Boston Road (Route 3A) holds the retail, and the town has some of the larger contiguous warehouse and manufacturing floorplates available north of the city.
Harbor and Route 1
East Boston · Winthrop · Revere · Saugus
East Boston, MA
A dense urban market shaped by Logan Airport on one side and the harbor on the other. The Chelsea Street and Condor Street pockets hold what remains of the last-mile and airport-service inventory, the waterfront has turned toward residential and mixed use, and Maverick, Central, and Day squares carry a busy neighborhood retail trade.
Winthrop, MA
A small peninsula market with almost no industrial. Winthrop Center and the Shirley Street corridor hold the storefront retail, restaurants, and professional office that serve the town, with Logan Airport and Revere a few minutes away and very little competing supply.
Revere, MA
Airport-adjacent industrial, retail, and mixed-use corridors along Route 1A and Route 1, with Blue Line stations at Wonderland, Revere Beach, and Beachmont. Squire Road and American Legion Highway carry the retail, and the Suffolk Downs redevelopment on the Boston line is the largest project in the area.
Saugus, MA
The Route 1 retail corridor. Broadway carries big-box, automotive, restaurant, and service commercial from the Revere line to Lynnfield, with Square One Mall as the largest single asset, and there is light industrial and flex on the side streets off Route 1 and near the Lynn line.
North Shore
Lynn · Peabody · Salem · Danvers · Beverly · Middleton
Lynn, MA
The largest commercial and industrial base on this stretch of coast: the GE Aerospace plant on Western Avenue, the Lynnway's industrial and automotive corridor along the harbor, and a downtown of older office and retail buildings around Market and Union Streets. Waterfront rezoning, commuter rail, and ferry service have drawn steady redevelopment interest.
Peabody, MA
Three markets in one city: Centennial Park off Route 128, one of the North Shore's largest planned industrial and office parks; the Route 114 retail corridor anchored by the Northshore Mall; and a downtown of older mill and storefront buildings around Main and Foster Streets. Route 1, Route 128, and I-95 all cross the city.
Salem, MA
Downtown Salem carries office, retail, and one of the heaviest tourist trades in the state around Essex Street. Shetland Park on the harbor is the city's largest office and flex complex, Salem Hospital anchors the medical office demand, and the former waterfront power station site remains the largest redevelopment parcel.
Danvers, MA
Sits at the Route 1, Route 128, and Route 114 junction, which makes it the retail hub for the inland North Shore - Liberty Tree Mall and the Endicott Street corridor. The Cherry Hill industrial park and the Route 1 frontage carry the flex, warehouse, and office inventory.
Beverly, MA
Cummings Center, the converted United Shoe Machinery complex, is the largest single office and flex property on the North Shore. Route 128 frontage along Dunham Road and Sam Fonzo Drive holds the newer office and industrial, Beverly Regional Airport supports aviation and light industrial users, and Cabot and Rantoul Streets carry the downtown retail.
Middleton, MA
A Route 114 market. The corridor between Danvers and North Reading carries the retail, service commercial, and a scattering of industrial and manufacturing users, and the town's position at the top of Route 114 puts it a short drive from both I-95 and I-93.
